The entire third floor of The Forum houses a large amount of plant used to keep the building running for example, air handling units, refrigeration units and water tanks for the sprinkler system. All plant is continuously monitored by a computerised building management system which is controlled from the Building Control Room. Staff are immediately alerted to any problems and messages regarding critical faults can also be relayed to staff mobile phones.
The Forum contains over 800 water sprinklers and 600 fire detection devices. It is essential that all plant is kept in full working order at all times. There are in excess of 30 external contracts for maintenance and facilities services.
Building Services staff provide ‘in-house’ repairs and maintenance services for The Forum building and for the offices opposite in 2 Millennium Plain. They also carry out planned inspections and testing.
The Forum's ten tenants are responsible for carrying out their own repairs and maintenance; however Building Services staff assist where necessary. Close liaison with tenants ensures minimum disruption, for example during planned maintenance.
An external contractor provides cleaning services for The Forum and their staff are on site 7 days a week. Building Services are responsible for monitoring the cleanliness of the building and ensuring that any problems are dealt with.
