The entire third floor of The Forum houses heating and cooling plant, air handling units and a whole host of other plant to keep the building running. This is continuously managed by a computerised building management system to ensure the most efficient use of resources. The system is monitored in the Building Control Room via a number of PCs while fault detection messages can also be sent to staff mobile phones.
All lighting in and around the building is computer controlled so that individual areas can have their lights automatically turned on or off.
Access within the building is controlled via a computerised system which allows us to identify exactly who is permitted to enter specific areas. Each member of staff carries a proximity access card which, when held near a reader, checks a database to permit or deny access through a locked door.
The car park is operated using a management package linked to a number of payment machines, entry and exit barriers and capacity signs. All equipment is monitored from the Building Control Room allowing us to offer immediate assistance to customers when required. This system links with Norfolk County Council’s ‘Help 2 Park’ system which regularly supplies information to road signs around the city about the number of parking spaces available.
The entire site is extensively covered by CCTV cameras; these cameras are recorded 24 hours a day in addition to being monitored by Building Services staff.
